You should expect design fees in the range of 8%-18% of the construction budget. Most municipalities will require plans to be stamped and sealed by a registered architect or group of engineers before issuing development and or building permits. If you give a sub standard set of plans to a builder it is likely they will will have to have them re-drawn properly in order to produce a set of plans for permitting and from which they can build. Using sub standard plans to build an office will affect your practice for the next 10 - 20 years. Not to mention equipment installation difficulties if systems, millwork and dimensions are incorrect or assumed. It's important to realize that construction cost is only about 50% - 75% of the total project cost. Some other significant costs to remember are professional fees via-vi engineering consultants, survey companies, interest on loans, land, landscaping, new equipment and new furnishings. Make certain you plan for "quality" art work. It tells your patients about your attention to detail. This includes Doctors, disposing of the 1960 National Geographic Magazine collection in your waiting area. If you believe a high degree of professionalism is imperative for your patient's well being, should not that same degree of professionalism be directed towards the planning and designing of your office space?
